Connect Modular, a leading modular housing developer, is pleased to announce a new partnership with West Dunbartonshire Council to develop a small brownfield site at Gilmour Avenue, Clydebank which will deliver two, three-bedroom houses for social rent.

The project will transform a long term gap site and align Connect Modular’s fast and efficient, modular construction process with Council owned land to deliver rapid action in response to the housing emergency declared by West Dunbartonshire Council in May 2024. Residents will move into the new homes before the end of the year.

Convener of Housing and Communities, Councillor Gurpreet Singh Johal, commented: “This development shows a real commitment from West Dunbartonshire Council to utilise small pockets of land in order to meet demand for housing. Although this is a small development, it is vital in delivering for our communities while also progressing our environmental aims.”

Connect Modular is utilising its standard house types to deliver best value and programme and will also adapt external finishes to reflect the local authority’s vision and design requirements.

The new homes at Gilmour Avenue will achieve Gold aspect 1 and Silver aspects 2-7 of the Scottish Building Standards and feature PV panels and air-source heat pumps, amongst other measures, to deliver high levels of energy efficiency for the future residents.

The modular construction method is considered to be one of the most sustainable and efficient ways to build, with Connect Modular’s carefully refined manufacturing processes significantly cutting down on waste, whilst also minimising disruption to local communities.

This innovative approach to home-building expedites the construction process, allowing  for faster, more efficient development, ensuring that residents can enjoy their new homes even sooner.
